Conveyancing is the legal process by which ownership of a property is transferred from the seller to the buyer. SELLINGIf you are selling a property, all you need to do is instruct us and we will then make the necessary requests for your Deeds with the Land Registry and/or Lender. We will then send you our pack which will contain various documents for your information and also forms for you to complete and return to us. These are all very user-friendly and easy to understand. We will prepare Contract Documentation and then submit this to your purchaser's Solicitors. They will then raise any enquiries which we will answer. The Contracts will then be exchanged. This is when the purchasers will provide us with the deposit. Exchange happens when the Sale is formally agreed between us, and the purchaser's solicitors. Once the contracts have been exchanged, your purchaser is now obliged to purchase the property, if it does not complete, any monies from deposit will be lost by the purchaser. On the day of Completion, as soon as we receive the purchase monies we will release the keys, we arrange for the payment of any monies secured on the property (eg mortgage) and then the sum due to you is transferred as agreed between us. BUYING
If you are buying a property, you will need to instruct us, this can be done over the telephone. We will then send you the initial documents. We can then arrange for the appropriate searches to be carried out, such as the local search (carried out by the Local Council) and Environmental Search as soon as a plan is received from the seller's solicitors. We will also receive the Contract Documentation from your Seller's solicitors and we will raise any appropriate enquiries. Once all the searches and enquiries have been dealt with, we will then go through the contracts and other documents with you. If you are having a mortgage on the property, we will need to receive a Mortgage Offer on your behalf direct from the lender. You will then sign the Contract in readiness. On the day of exchange (which maybe simultaneous with the day of completion), we will then arrange for your deposit to be sent to your seller's solicitors. On the exciting day of Completion, we will have arranged for any mortgage advance to be available and any balance from you to be sent to your sellers' solicitors. Once this has been received, the keys will be released and you can move in and start your unpacking! We will then deal with the Stamp Duty Land Tax and registering you as the owner at the Land Registry. REMORTGAGE
